Why Your Online Home Value Isn't the Whole Story (and How to Get a Real One in Wellington)

If you've owned your home in Wellington or anywhere in Palm Beach County for a while, you've probably looked up its value online at least once. Maybe the number made you smile. Maybe it made you frown. Either way, it's worth knowing what that number can and can't tell you.

What online estimates do well They give you a quick ballpark. They pull from public records and recent sales, and they're instant. For a casual check, that's fine.

What they miss

  • Your upgrades. A replaced roof, impact windows or doors, an updated kitchen or baths, a newer A/C. Public records often don't capture these.
  • Condition. Two homes with the same square footage on the same street can sell very differently depending on how they've been cared for.
  • Today's competition. What buyers see when they shop right now (other active and pending homes) shapes what they're willing to pay.
  • The details buyers care about locally. Lot, layout, garage, pool, and how the home shows in person.

How I put together a home value When I prepare a home value for a homeowner, I:

  1. Pull recent closed sales of comparable homes nearby.
  2. Look at active and pending listings you'd compete with.
  3. Adjust for your home's features, upgrades and condition. That's where a quick walkthrough or a few photos help a lot.
  4. Give you a realistic price range and talk through what would move you toward the top of it.

Do you have to be selling? Not at all. Plenty of people just want to know where they stand, whether they're planning for next year, thinking about downsizing or upsizing, or just curious. Good information helps you make good decisions.

A home value estimate or comparative market analysis is not an appraisal.
